As a side note, having purchased three houses in my lifetime (and sold two), the next time I buy or build, I am getting my own inspector. The person I will get will be the current president of the local ASHI chapter. ASHI, for those outside the US, is the American Society of Home Inspectors. Just to become a member, you have to go through a number of years of inspections. So the president of the local chapter will be, statistically speaking, not only an experienced inspector but one committed to promoting the inspection industry. That's someone I'll be able to trust.

Inspectors referred to you by your realtor often have a business relationship with your realtor, even if it's just a referral fee. While most will be honest, they will get more business from the realtor than from you. And if they queer a sale, they'll get less business from that realtor.

There is another home inspectors organization in the US, NAHI or something like that. That's for people who can't get into ASHI... I won't use one of them again.

There. I'm done derailing, so back to the tracks with you!

Edit: I meant to say that I realize this may not mean much to folks outside the US, but if there's a similar organization in your country, it would, IMHO, be well worth following up on.

Well it looks like Colleen is going to let the Ex take this house (after paying for it of course) and we will be moving to a new home, which we will purchase together. I am goiing to use info posted here to find an Inspector we can have some faith in, I am aware of the references you get from realtors. Not to mention that I will be the customer from hell when it comes to nit picking about things that aren't "right", but unfortunately right now around here, it is definately a STRONG sellers market.

I'm sure that you're not in my neck of the woods (northeast, but not quite newengland) so this probably doesn't apply. Still, I'd be remiss not to mention it. In some of the older homes there is a problem with Radon (from naturally occurring deposits) seeping up through foundations. Some people vent radon through holes drilled through their basement floors (it helps make the tests come back in the 'acceptable' range). But like I said, I'm pretty sure that's limited to my area only.
