IMO, the only "must have" is a house. Well, you get Cosades' House no too late in the game, but it is insufficient. Well you get your stronghold (if you are a member of a "great house") but it is too late. You need to store your equipment somewhere right now.
Therefore, a house mod. IMO, everything else is a matter of your play style.
