AFAIK he doesn't have a key. The door he opens is opened by his presence, somehow, not because he's carrying a specific item.
Anyway, the bug that causes NPCs to be busy when you need to speak to them occurs when you're running the game on certain versions of Windows. Picpocketing someone might be a go-around for this in some situations, but it obviously doesn't solve the problem. Installing the latest patch does.
