The "Mistress" will be in the Graveyard District after nightfall under these conditions:
- It has been less than 3 days since Valen asked you to come
- You have not paid Gaelan Bayle the money he says is required to find Imoen/Irenicus. You can talk to him all you want, but it's the exchange of money that's the crucial factor.
As a note of interest, the Mistress will not have anything of interest to say to you if you have less than 15,000 gp in the bank when you meet her. She will, however, extend her deadline (allowing you to make her wait for more than the original 3 days) to allow you to raise the money.
