Those items are a standard equipment of the Fun House.. 
Little Spoilers:
Sword of Chaos is the reward for either killing/helping the Genie.
Helm of Balduran is always found at the first bedroom on the First level of Irenicus his Dungeon. (Only if you have the Claw of Kazgaratoth (sp?) in your inventory when you import a character from BG I, changes this IIRC)
My most precious ''random treasure'' in the fun house was the level 8 spell Simulacrum.
