to beat her you must go to the game room answer is there. as for the other room try when transparent or try 1st level painting, cant remember exactly.

to kill Oria you have to go to the battle room and uncheck battle (1st) lever. The 2nd one should be turned on (as i remember), then check the very bottom lever and you'll gain spiritual form. just hit Oria few times! ;)

about 2nd question...be more precise. i dunno what room are you talkin' about...

There are a few rooms that are only accessable through the portrait and the staires. Thy saying all of the options; one at a time and then take the stairs.
