i have been everyware and i still dont know how to get to either place. please help. thanx

Did you get the "Mavin Signet" (ring) from the crypt? You need it. When you have it swim around the lake and on its' west shore you will come across a dock with a tunnel behind it. Swim under the dock and into the tunnel.
